Is Your Roof a Candidate?

The Tired-but-Sound Roof

Stand across the street from your house. If the roof looks faded, streaked or patchy — but your ceilings are dry and the shingles are still lying flat — you are probably looking at the single best candidate for a shingles coating: a roof that is aging cosmetically faster than it is failing structurally.

Walk through this checklist:

  • Black streaks or algae staining running down the slopes? That is cosmetic, and it washes and coats beautifully.
  • Faded, chalky color that makes the whole house look older than it is? The color topcoat solves exactly this.
  • Granules in the gutters but shingles still flexible and flat? You are in the restoration window — this is the moment to seal, before UV finishes drying out the asphalt.
  • A hailstorm every couple of summers? The coating carries a UL 2218 Class 4 impact rating, the top hail classification — the same class as premium impact-resistant shingles that insurers in hail states often discount premiums for.

And the honest other side: if your shingles crackle underfoot, curl like potato chips, or your deck feels spongy, coating is the wrong tool and we will say so. A coating preserves a roof; it cannot rebuild one.

What Happens Before the Color Goes On

A proper job is mostly preparation, and it is refreshingly untraumatic compared to a re-roof — no tear-off, no dumpster on the lawn, no week of hammering over your home office.

  1. Soft wash with a roof-safe cleaner removes algae, moss and years of grime at low pressure, protecting the granules.
  2. Tune-up repairs: any cracked or missing shingles get swapped, popped nails re-seated and sealed, pipe boots and flashing checked — small fixes now, locked in for a decade.
  3. A full dry day, then the sealing base coat goes on, followed by your chosen color topcoat. The coating sets tack-free in seconds, so a stray shower will not streak your new roof down the siding.

Best timing: a dry stretch with days above 50°F — late spring through early fall in most of the country. Book spring and your roof heads into summer UV already protected; book September and it goes into freeze-thaw sealed.
